Differential Settlement

Definition

Non-uniform vertical movement of different parts of a foundation, distorting the structure it supports. More damaging than uniform settlement because it induces bending stresses in beams, columns, and walls.

Why is differential settlement more damaging than uniform settlement?+

Uniform settlement lowers an entire structure evenly, so the building largely retains its original geometry and internal stresses, whereas differential settlement lowers parts of the foundation unevenly, twisting and bending structural members that were designed for straight, level loading, which can crack walls and compromise load paths.

What forensic role does differential settlement play in structural failure investigations?+

An investigator examining a collapse or crack pattern looks for signs consistent with differential settlement, such as diagonal cracking radiating from a corner or doors and windows binding out of square, to distinguish a foundation-driven failure from one caused by overloading, material defect, or design error.
